Why Jackson jobs need a different size

The majority of houses inside the City of Jackson were built before 1940. That one fact changes nearly every container we send into the city, and it is the thing out-of-town haulers get wrong.

Houses of that age were built with plaster over wood lath rather than drywall. Plaster comes off the wall in slabs with the lath still nailed to it, and it is dense. Strip one room back to the studs in an older Jackson house and you will reach the weight limit of a small container while it still looks half full — and an overloaded container cannot legally be lifted onto the truck. It sits on your drive until somebody levels it by hand.

So the right answer for interior demolition here is frequently a smaller box swapped as often as needed, not a larger one. Out in the townships, where the housing is newer and lighter, the advice reverses completely. Tell us which you have and the sizing takes about a minute.

We handle

  • Household clear-outs, estates and move-outs
  • Remodel and demolition debris
  • Roof tear-off, including second layers
  • Concrete, brick and clean fill in a dedicated container
  • Garage, barn and pole-building clearances

Michigan law says no

  • Michigan deposit containers — the ten-cent bottles and cans
  • Yard waste: grass, leaves, brush
  • Whole tyres
  • Used oil, bulk liquids and empty drums
  • Lead-acid batteries
  • Appliances still holding refrigerant

Sizes

Which container fits the job

Dimensions are approximate and vary slightly between containers. What decides the size is the material, not how big the pile looks.

10cubic yards
approx. 12′ × 8′ × 3.5′

One room stripped out, a small bath, or anything that is mostly plaster, concrete or soil.

15cubic yards
approx. 16′ × 8′ × 4′

Garage or basement clearance, a medium remodel, or a small roof tear-off.

20cubic yards
approx. 22′ × 8′ × 4.5′

The most-booked size. Whole-house clear-out, kitchen remodel, average tear-off.

30cubic yards
approx. 22′ × 8′ × 6′

Full gut, barn clearance, or bulky light material like siding, decking and fencing.

Michigan weather

Frost, thaw and where a container can stand

Placement in Jackson County is seasonal in a way it is not further south. From roughly December through March the ground is frozen, which is actually helpful — frozen ground carries weight well and a loaded container sits comfortably on a gravel drive that would not take it in April.

Spring thaw is the opposite. Saturated ground, soft shoulders and gravel drives that turn to mush will not take a loaded roll-off, and a truck that sinks is a much bigger problem than a delayed delivery. Through March and April we ask more questions about where the container will sit than at any other time of year.

Snow matters too. We need the placement area cleared before we arrive — the driver cannot plough it, and a container set on packed snow ends up wherever the snow melts to.

How it works

Four steps, one phone call

  1. Tell us the material, not the volume “Plaster coming out of a 1920s foursquare” tells us far more than “quite a lot of stuff”. Age of the house is the single most useful thing you can say.
  2. We agree placement and access Where it sits, what the ground is like, whether branches or service drops are in the way. A roll-off truck needs roughly 60 feet of straight run and about 23 feet of overhead clearance.
  3. Delivery Boards go down first. We set it with the barn doors facing the way you asked — say which, because turning a loaded container is not a small job.
  4. Call when you are done Pickup normally happens the following weekday. Load level with the top rail; a heaped container cannot legally travel and has to be levelled before it moves.

Common questions

Questions Jackson County callers ask

How many days can the container stay?

About a week as standard, and extensions are usually fine if you tell us before the collection date. If the job has a hard deadline — a closing, an inspection, a code citation — say so when you book and we will work to it.

Will it damage my driveway?

We put boards down as standard. Michigan asphalt takes a mark in July heat and Michigan concrete can spall if it is already weathered. If your drive was sealed recently, tell us — sometimes the right answer is a different placement.

What are you getting rid of?

Two minutes on the phone gets you the right size, the placement answer and a delivery slot.
